Holmes Murphy Arcadia Building Tenant Improvements

In 2017, Substance Architecture designed the headquarters for Holmes Murphy & Associates in Waukee, IA. As the company experienced rapid growth and needed additional space to support collaboration and productivity, Substance was later commissioned to develop a long-term expansion master plan. This work included planning for an additional building in Waukee and a fast-tracked tenant improvement within the newly renovated Arcadia building in West Des Moines.

Driven by the need for space beyond its Waukee headquarters, the move supports Holmes Murphy’s strategic plan to recruit and retain top talent. The Arcadia location aligns with the firm’s culture and operational needs through its collaborative amenities and modern aesthetic. Renovated by R&R Realty Group, the 270,000-square-foot, multi-tenant building offers walking trails, pickleball courts, a putting green, and on-site daycare. Initially, the expansion will accommodate 250 Holmes Murphy employees, with capacity to nearly double in the future. While the Waukee office remains the company’s headquarters, the Arcadia location provides critical capacity to support future growth.

Inside, Holmes Murphy’s 68,613-square-foot space offers a range of work environments including open workstations, private offices, conference rooms, and collaborative zones that support diverse work styles and encourage interaction. The space reflects a modern, employee-focused culture that blends flexibility, collaboration, and lifestyle amenities—supporting well-being, productivity, and a strong sense of community as the company continues to scale.
