The 7th and Grand Parking Facility is a six-level, post-tensioned concrete structure in downtown Des Moines. In addition to parking for 620 vehicles, the structure features grade-level retail space and skywalk concourses that connect three of the four adjacent blocks. Transparent, glazed stair towers are located at opposite corners of the site. These towers serve as wayfinding devices and accentuate the vertical circulation that connects the grade-level retail and sidewalks with the skywalk concourses on levels 3 and 5.
During the initial phases of this project substance met with representatives of the City of Des Moines Engineering Department and Economic Development Department to ensure that the parking ramp and retail space positively contribute to downtown walkability and development initiatives.
substance saw the project through construction on behalf of a private development group. Through the design and construction process, substance performed Life Cycle Cost Analysis to help in the evaluation of system and assembly alternatives. This continual process of analysis and selection allowed substance to deliver a highly cost-effective, efficient parking structure.
